Bedford Landing residence receptions are the largest single share of Fort Langley marquee bookings. Most are 80–120 guest weddings with a 20×40 or 20×60 marquee on the residential lawn. Newer streets, wider lots, friendlier truck access than the historic village core.
Heritage village residence weddings (the streets around Glover Road and the historic core) run smaller — most accept a 20×30 marquee comfortably; the largest heritage backyards can fit a 20×40. Truck-access logistics are tighter here, and we use shorter delivery windows to avoid blocking storefronts.
The marquee itself is the same on a Bedford Landing lot as on a heritage village backyard. What changes is the install procedure — pre-stage location, crew window length, and equipment positioning around tight side passages.
Fort Langley National Historic Site
Fort Langley NHS ceremony zones run on heritage permits with strict setback rules. Most accept 20×20 cocktail tents or 20×30 supplemental marquees; full reception marquees rarely fit the permitted footprint. The standard pattern: smaller ceremony marquee at the NHS, reception marquee at the adjacent residential venue.

Derby Reach Regional Park and Fort to Fort Trail
Derby Reach’s ceremony zones and the Fort to Fort Trail riverside zones run on park-permit windows. Fraser-adjacent exposure means afternoon onshore wind off the river. Sidewalls year-round; stakes plus supplemental ballast at the river-facing corners.
Most Derby Reach ceremony marquees are 20×20 to 20×30. The receptions flip to an adjacent venue.
Fort Wine Co and intimate-scale venues
Fort Wine Co and the smaller heritage village venues run intimate-scale weddings (40–80 guests typical). Most Fort Wine Co marquee bookings are 20×40 supplemental tents for the outdoor reception zone or cocktail-hour cover. Stakes on grass; full ballast on the hardscape segments.
Glover Road corridor — newer residential
Glover Road corridor addresses straddle the heritage village and the Township edge. Truck access is standard; most lots accept a 20×40 marquee comfortably. Larger lots and rural-edge properties can fit a 20×60 — the standard scale for vineyard-adjacent receptions when the Fort Langley booking sits closer to the agricultural land.
A 100-guest Fort Langley tent rental order
For a 100-guest Fort Langley wedding — say a Saturday in August at a Bedford Landing residence with ceremony in the side garden and reception under marquee on the back lawn — a typical tent-side order looks like:
- 1 × 20×60 marquee tent (covered reception; ceremony in the side garden is open-air)
- 4 × tent sidewalls (full enclosure for evening)
- 8 × bistro string-light strands across the marquee ridge
